Remodeling and Carpentry in Terrell Hills
Terrell Hills is its own city, not a San Antonio neighborhood. It sits between Alamo Heights and Fort Sam Houston, covers about a square mile and a half, and shares the 78209 mailing address with its neighbors, which is why a lot of homeowners here are surprised to learn their permit goes to their own city hall rather than to San Antonio. Nearly every house in Terrell Hills predates 1960. The city more than doubled in the 1950s and then ran out of room, so what stands today is a mix of 1920s and 1930s period-revival houses along the older streets and 1940s and 1950s cottages and ranches filling in around them. There is almost nothing left to build from scratch, which means the work here is remodeling, adding on, and undoing whatever the last three owners did.
Between the two owners, DH Construction brings 20+ years of combined experience in San Antonio remodeling, and a good share of it has been in houses this age. Pier-and-beam crawl spaces, plaster over wood lath, a fuse panel someone half-updated in 1978, supply lines that will not survive being moved. We would rather find those in the walkthrough and put them in the estimate than discover them on demo day and hand you a change order. What Is Different About Building in Terrell Hills
The permit rules, the ground, and the housing stock all change at the city line. These are the ones that actually move a Terrell Hills estimate or a schedule.
Terrell Hills permits its own work
The city runs a permit office out of its own city hall, and a City of San Antonio permit, registration, or inspection has no standing inside the city limits. Contractors have to register with the city before they can pull anything, and almost nothing beyond repainting is exempt, so the small interior job that would slide by elsewhere still gets a permit here. The registration and the applications are ours to handle as part of the job, and we build the review and inspection windows into the schedule instead of promising a start date we cannot hold.
An addition here starts with the zoning math
Before anyone sketches anything, we measure the house against the city's floor-area ratio cap, its lot coverage limit, and its setbacks, then check the bulk plane, which raises the height you are allowed only as the wall steps in from the side property line. On lots this narrow, those three numbers usually decide the shape of the addition before taste ever enters the conversation. If a house is already near the cap, that is a first-week conversation, not a surprise after design fees are spent.
We run the jobsite the way the city expects
Terrell Hills regulates how a construction site looks from the street. Dumpsters, material stockpiles, and portable toilets cannot sit in view of a public street or within 15 feet of a property line, silt screening is required at the border, and permitted work runs 7 a.m. to 6 p.m. on weekdays. On a typical lot here that 15-foot buffer is most of the yard, so we walk the property and settle placement with you before the first truck shows up, time material drops close to when the crew actually needs them, and clean up at the end of each day. Neighbors notice, and the city answers when they call.
Old houses are held to current code
Terrell Hills deleted the historic-buildings chapter from its adopted codes, so a 1928 house gets no relief for its age. Whatever the remodel touches has to meet today's standard. In practice that means knob-and-tube, armored-cable, and aluminum branch wiring cannot stay in the new work, a kitchen or bath remodel in a house with a fuse panel or a 60-amp service often carries a service upgrade with it, drains have to run to the sewer by gravity, and additions generally need an engineer-sealed foundation plan. None of it is a reason to skip the project. It is a reason to scope it honestly up front.
Cabinetry paths that fit the house and the budget
Very little in a pre-1960 Terrell Hills house is plumb, level, or repeatable, so stock boxes tend to leave you with filler strips and a run of scribe molding hiding the gaps. Our own shop builds to the actual opening - but custom is not the only path we offer. We also install factory cabinet lines and do refacing where the boxes are sound, and we will tell you plainly which of the three your project and budget actually call for.
