Alamo Heights is its own city sitting inside San Antonio, and the housing stock shows it. The median Alamo Heights house was built in 1950, over half the stock was standing before 1960, and a third of it predates 1940 - cottages and bungalows alongside larger estate homes, mature oaks and pecans over the street, and neighbors who notice what a remodel looks like from the sidewalk.

What Is Different About Building in Alamo Heights

Pier-and-beam floors and plaster walls

Houses of this era commonly predate slabs and drywall, and when yours does, that changes how the work gets built. Cabinets get scribed and shimmed to floors that are not flat, plaster gets cut and patched rather than torn out wholesale, and anything that opens a wall gets a look underneath before the estimate is final. We would rather plan around it than find it after demo day.

Casework built to the house, not to stock sizes

We build cabinetry in our own shop, which is the practical answer to nine-foot ceilings, odd wall lengths, and door profiles you cannot order. We can copy an existing trim profile and run new stock to it, hold a new built-in to the same reveal as the 1938 original next to it, and size a vanity to the actual opening instead of the nearest stock width. Where an exact match is not possible, we say so and show you the closest option.

Alamo Heights permits its own work

Alamo Heights is not part of the City of San Antonio permit system. It runs its own Community Development Services office on Broadway, with applications going through the My Government Online portal, and its own review standards on top of that. Interior remodels are issued directly by the city, while additions, demolitions, and exterior alterations can be referred to the Architectural Review Board and then City Council, so we handle the application, the drawings the review needs, and the inspections.

Weekday-only construction hours

The city limits work to Monday through Friday, with actual work between 8am and 5pm and nothing on weekends or city holidays. It is worth knowing before you plan around a completion date, because a job that would run three weeks elsewhere in San Antonio can run four here. We build that into the schedule rather than the surprise column.

The trees are part of the project

Alamo Heights protects its canopy closely. Trimming requires a permit, removing a tree eight inches or more in diameter requires one as well, and heritage trees carry higher fees and can trigger mitigation. If a fence line, an addition, or equipment access needs a limb out of the way, that permit gets pulled before anyone starts cutting.

Do I need a permit for my Alamo Heights remodel, and will it go to design review?
Usually yes on the permit. Alamo Heights requires one for structural work, for plumbing, electrical, and HVAC, and for fences, decks, windows, roofing, and flatwork. Yes, regularly - with housing stock this old, pier and beam comes with the territory. It is a normal part of the work rather than a complication - running new plumbing for a bath remodel from underneath is often easier than cutting a slab. What we look at first is the framing: floors that slope, bounce, or have been sistered and patched over eighty years. We check that before setting cabinets or tile, because a floor that moves will telegraph into everything sitting on it.
