Stone Oak isn't its own city. It's far-north San Antonio, inside the city limits and in Bexar County, which matters more than most homeowners expect the first time a project needs a permit. We work the whole corridor up there: Stone Oak proper, Encino Park just to the west, and the neighborhoods off TPC Parkway.

The practical version for a homeowner: paint, drywall repair, flooring, and cabinet or countertop installation with no structural change don't require a permit. Moving a wall, relocating plumbing, adding circuits, or building a fence do. Fences need a permit at any height. We pull them and schedule the inspections.

Builder-grade storage is what we get called about most up here

Deep primary closets that shipped with a single rod and a wire shelf, blank two-story stair walls, bonus rooms with nothing built into them. Closet build-outs, built-ins, and media walls make up the bulk of what we've done in Stone Oak and Encino Park, and they're the jobs where a shop-built cabinet reads differently than a boxed kit the day it goes in.

Post holes get priced honestly

If fence or deck posts hit rock under the topsoil, a quick auger run becomes drilling and the footing plan changes. We flag that possibility in the estimate on day one, and if the first holes come up clean the line item comes out. What we won't do is quote the best case and hand you a change order at fourteen inches.

Gates and second-floor work shape the logistics

Where a community is gated, we handle gate or guard-house registration and crew access with your HOA before the first morning, and a good part of the work up here is upstairs, so we stage materials so long cabinet parts and sheet goods aren't parked in your driveway for a week. Cabinets get assembled and finished at the shop, which keeps the dust and the noise at your house down to installation.
