Remodeling and Carpentry in New Braunfels
Ian, one of DH's two owners, spent roughly eight years doing remodeling and kitchen and bath work in New Braunfels earlier in his career, before DH Construction existed. That is long enough to learn a town the slow way: which streets hold the old bungalows, which subdivisions went up fast in the 2000s, and how differently those two houses behave once you open a wall. When we walk a job in New Braunfels, that is the background we bring with us. It is not a service area we added to a map.
Here is the honest picture of the housing stock, because it surprises people. New Braunfels reads as a historic German town, and downtown genuinely is one, but roughly 63% of the city's homes were built in 2000 or later and only about 8% predate 1960. The older stock is real and it is a pleasure to work on, it is just concentrated in a few places: downtown, Sophienburg Hill, Mill Street, and around Gruene. Most of the calls we get come from houses built in the last twenty-five years. For context rather than as any kind of promise, the city authorized about 31% fewer new single-family homes in 2025 than in 2024, and when new construction slows, spending usually shifts toward improving the house people are already in.
So the work here splits two ways. In the newer subdivisions it is kitchens and primary baths that came with builder-grade everything, plus built-ins, cabinetry, covered patios, decks and fences. Closer to downtown it is older houses where the scope depends on what is behind the plaster. We do both: kitchen, bath and whole-home remodels, custom carpentry, decks and fencing, and cabinetry we build in our own San Antonio shop and deliver up. What Is Different About Building in New Braunfels
The permit rules, the ground, and the housing stock all change at the city line. These are the ones that actually move a New Braunfels estimate or a schedule.
Permits and city contractor registration
New Braunfels requires a contractor to hold a current paid city registration before pulling any permit, and remodels, additions, and decks attached to the house all need one. The registration and the permit are ours to handle as part of the job, including the plan submittal and the inspection scheduling. Your side of it is decisions about the house.
River lots and flood zones
The Comal River runs entirely inside the city limits and meets the Guadalupe in town, so flood mapping touches more properties here than people expect. If any part of a lot sits in a special flood hazard area, the city's normal small-project permit exemptions stop applying, and work costing 50% or more of the structure's market value triggers a requirement to bring the entire structure into compliance rather than just the part being touched. That threshold is counted cumulatively across improvements over time. On a river-corridor property we sort this out before writing the estimate, not after.
The four historic districts
Downtown, Mill Street, Sophienburg Hill and Stock are City-designated historic districts. Exterior work on a property inside one generally needs a Certificate of Alteration issued before the city will issue the building permit, and the line for what counts is drawn tightly enough that we confirm the scope with the preservation office early rather than assume. It is a separate review with its own calendar, so it belongs in the schedule from day one rather than showing up as a delay in month two.
Demolition gets screened citywide
Any application to demolish a building in New Braunfels is referred to the city's Historic Preservation Officer first, whether or not the house is designated and wherever it sits in town. It rarely stops a project, but it can add time to a gut remodel or a teardown, and that is worth knowing at the estimate stage instead of after the dumpster is ordered.
The older homes near downtown and Gruene
The pre-1960 houses here include German vernacular fachwerk, Folk Victorian and Craftsman bungalows, built with methods that do not appear in any modern framing plan. We price these with the unknowns named out loud: what we can see, what we cannot, and what we would do if a wall opens up differently than expected. Guessing low on a hundred-year-old house does nobody any favors.
